What We Do For Our San Diego Home Buyers
Buying a home should be an exciting time in one's life. Making the smart move of choosing a local San Diego REALTOR® is the first step to ensuring that your new home and community meets your needs. Our services and experience range from financial aid to helping you find the home that best suits you and your family. For your convenience, we also provide listings by email. We pride ourselves on repeat business and hope you'll come to understand why.
As your agents, we strive to:
- Assure that you see all the properties in the area that meet your criteria
- Guide you through the entire home buying process, from finding homes to look at, to getting the best financing
- Make sure you don't pay too much for your new home and help you avoid costly mistakes
- Answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more
Before we begin looking for your new home, we will help you to be prepared by working with you to:
- Check your credit rating. Straighten out any errors before its too late
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved)
- Determine what neighborhood best matches your needs in and around San Diego
- Identify important features you need your new home to have
We value your time, and will do our best not to have you spend too much time behind the windshield:
- We are strong believers in technology and use email and the MLS to keep us all on the "same page"
- We will do our initial searching with you via the internet, sending market updates, including properties we've worked together to identify and in communities that we together determine will work for you and your lifestyle
- We will work within your budget and will not "gently guide" you into a price range or area that's not comfortable for you
- In addition to the internet, we also embrace "communication", so are always available for your calls
- It is our job to find the right home for you, so we will listen to your needs.
When we've worked together to identify the right property for you:
- We'll negotiate the best price and the best terms for your purchase
- As part of our "technology", we use on-line contracts and "e-signing". No more of your time spent behind the fax machine or scanner
- Monitor the purchase and escrow process and will walk you through the steps needed for a successful transaction
- Be present for inspections and appraisals - it's our responsibility and our pleasure
- Continue to be at your disposal throughout the escrow period for any questions or concerns that may arise
To make sure you know what to expect during the closing process, here are some "typical" costs:
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account
- Third-party fees include charges for insurance, title search, and other inspections such as termites
- Government fees include deed recording and state & local mortgage taxes
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance
